We have a 35-year mortgage of 260,000 €, we add to these 260,000 for 7000 costs of change (this amount does not know but good) and we already have 267,000 euros.
I'm going to move to a People's yen-private-popularbroker - markets - foreign exchange and lame change buyer of the yen yesterday and 159.05 x 267,000 multiplies and I get 42,466,350 million yen.
I'm going to the calculator and put in the amount of the loan.
Now I put 35 years into the term and to know the interest rate I am going to Bankinter lame and the yen that month libor today (updated daily) at 0.4225 and will join the 0.75 (People's) and gives me 1.1725 .
And then months in a share sale of 123,320 yen. To find out which would be my share of euros will I turn to the popular currency and lame change seller 155.90 and 155.90 then divided between 123,320 and gives me 791 euros.
Although I do not know what conditions you have, I have calculated that 260,000 euros to 35 years at 4.75% you get a share of Euro 1271.
Now to find out how much should be revalued the yen to pay the fee of 1271 euros (provided that the rates of the yen are well but may vary) and 123,320 get the start for example divide between 140 and you leave 880 euros, 130 you would 948; between 120 and 1027 as well until about 97 that would change the euro / yen to pay for these 1271.
As you can see the difference is very big and always to maintain interest rates at this difference always comes out better.
You can do the same calculations for the years you want (and CHF) and so you get an idea.
In addition to controlling the change can do two things:
1. If I save each month some 390 euros why not keep well and redemptions at the end of the year thus reduce the amount of the fee and also finances med more money?
2. I open an account in yen and buy now (they give me many) and now that I is well change as copper from my account and if some day I am not so favorable is the monthly payment of there.
Obviously, if the yen was revalued your debt increases but I ask you and that cares if I do not want to switch to euros? The yen got in and I know that I'm retiring a lot every year.

8. The repayments you can make the day you want? (To take advantage of a change that is favorable to you).
9.Si want to change your currency what is the procedure and how long I have to tell?
