Just one point: that provision only applies to the case of surrogacy.

JUST FOR involved. The commission cut to 0.50% for the total cancellation of a mortgage you refer to is only applicable if your current mortgage subrogated to another entity to take advantage of better conditions.
In case you cancel the mortgage on your own, because you have the money and pay it you will be charged by which you agreed with the bank in the Constitution of the mortgage.
