You hit the full story (although I fear it does not answer your question):

The brokerage sector credit market mediate in 2006 at 25% of mortgages that are signed in Spain. The brokerage will be an increase of 50% over 2005, when the turnover reached 350 million euros, eight times more than the number recorded four years ago, according to the Banking Agency Negotiator Product (ANPB).

The strong increase in financial intermediation is the view of ANPB to sustained demand for mortgages and the choice between different products offered by these financial intermediaries. The volume of mortgages that the intermediate sector, together with the fragmentation that exists in it, it is necessary to regulate these companies, since not all act with due transparency, says the agency.

In his view, the Administration should regulate more precisely this emerging sector, imposing a minimum of resources and high standards of transparency in the commercial needed a breakdown of costs, both closely associated with the mortgage, the commission and fees earned.

At the close of the third quarter of 2005, mortgage debt of Spanish families exceeded billion euros in 1075 specifically billion. This represents a debt for Spanish financial institutions with close to 24,000 euros, a figure which could rise to any increases in interest rates.
